Compare usable space
Place home type, bedrooms, parking, storage, outdoor space and location in one comparison. Note what you would have to change or compromise on. Two homes at the same asking price can solve very different problems.
Budget beyond the purchase
Add taxes, insurance, utilities, any strata fees and near-term maintenance. Ask your lender how the payment changes under the mortgage options you are considering. Keep closing costs separate from the purchase budget.
