Use total cost, not asking price alone
Compare the mortgage, taxes, insurance, utilities, strata fees if applicable and a realistic maintenance budget. A home without strata fees still has repair and replacement costs.
Decide which responsibilities you want
In a strata property, shared decisions and bylaws can affect renovations, parking and other uses. In a detached home, more of the maintenance and decision-making may fall to you. Check the specific property and its tenure.
Test the layout against your life
Count useful rooms, storage and parking rather than relying on square footage. Think about stairs, guests, work-from-home space, pets and outdoor maintenance. A larger home is not automatically a more practical home.
Read the documents before committing
Review strata information where relevant and investigate permits, condition and site-specific issues for a detached home. Ask for professional advice where the documents raise concerns. Choose the package of space and responsibility that suits you.
