Don’t start with a dream kitchen
A major kitchen or bathroom project needs a clear case for its cost, timing and likely effect on buyer interest. Buyers may prefer a different finish. Get an assessment of the current competition before choosing a project.
Don’t cover a problem with a finish
A new coat of paint cannot solve moisture, damaged materials or an unresolved mechanical issue. Investigate the cause and use appropriate professionals. Keep repair records so you can explain what was done.
Don’t spend everywhere equally
Cleaning, lighting, minor repairs and removing clutter may improve how buyers understand a home. Choose the work that makes the property easier to assess. The best preparation plan may be a short one.
Set the budget before the shopping list
Compare selling as-is, doing a focused refresh and completing more substantial work. Include your time and the delay to market. Ask which option is likely to improve your net outcome, not just the listing photos.
