What is the difference between the City of Langley and the Township of Langley?
They are two separate municipalities with different councils, property taxes and bylaws. The City of Langley is the smaller, more urban core around downtown Langley. The Township of Langley is much larger and includes Willoughby, Walnut Grove, Fort Langley, Murrayville, Brookswood and Aldergrove. Check which one a home is in before you buy, because it affects taxes, zoning and services.
How much do I need for a down payment in BC?
Under federal rules, the minimum down payment is 5% of the first $500,000 of the purchase price, plus 10% of the portion from $500,000 to $1.5 million. Homes priced at $1.5 million or more need at least 20% down. First-time buyers may qualify for a 30-year amortization on an insured mortgage. Always confirm with a licensed mortgage professional. Do first-time buyers pay property transfer tax in BC?
BC’s property transfer tax is 1% on the first $200,000, 2% from $200,000 to $2 million, and 3% above $2 million, with an extra 2% on residential value over $3 million. Eligible first-time buyers can be exempt on the first $500,000 for homes with a fair market value up to $835,000, with a partial exemption up to $860,000 (purchases on or after April 1, 2024).
